Paige Panzarello is the “Cashflow Chick”. She has walked a very interesting and challenging road to get to where she is today. Having been a Real Estate investor and entrepreneur for over 20 years, Paige has had experience in many different forms of real estate investing, and is an expert in her field. She has been a regularly featured guest on “The Cashflow Guys” podcast. You can also find her on the “Secrets to Real Estate Investing podcast. Paige teaches a Note class that drills down into the details of how to buy non-performing notes, what to look for, due diligence to perform, and how to mitigate risk.

Paige started her career as a landlord, and grew from there to start her own construction company.The company held many construction licenses, and quickly increased in size, having 36 employees. Paige’s company worked on large scale residential and commercial building projects and ground up construction, which included townhomes, condominiums, custom high-end homes, and commercial buildings, banks, and land development.   A true pioneer, Paige used energy efficient materials before it was popular to do so, realizing the need for homes that actually benefit the homeowner more than her own pocket book. She developed a reputation for building quality homes and buildings. Her multi-million dollar company flourished until the real estate market crashed in 2007-2008. Though Paige tried to keep the company afloat, she was not able to maintain the staff, and the burden of overhead, especially when those that owed her went under, leaving the company itself with outstanding unpaid invoices. Paige was fortunate that she had both company and personal assets that she could sell to pay off her vendors and make her investors whole. It took her 3 years, but Paige was able to pay everyone off, and in the end, at great personal sacrifice, was literally left with nothing. Paige is an extraordinary example of integrity and commitment and truly is a person of her word.

Paige then returned home to California, met her husband, and after a time, started their own real estate investment company called Coal to Cash Homebuyers, Inc. Scaling down their focus and rebuilding their reserves, they initially focused on rehabbing SFR’s 1-4. After a few years, Paige and her husband shifted the majority of their focus to buying Non-Performing Notes, and larger scale multi-family 100+ complexes outside of California. Paige’s immediate and long term goal is to increase their portfolio through Passive Income.

Having lived through what she calls, “a very difficult learning experience”, Paige knows first-hand how “life can happen” to everyone. Coal to Cash Homebuyers, Inc. was founded to help people in distress. She lives by the motto, “People first, profit second.” She goes on to say, ”The most important part of what we do is to help people.” She feels very fortunate to do what she loves daily, and to combine her two passions: people and real estate.

Having experienced the hardship of economic downturn, Paige is driven to help educate people on the importance of passive income, deal evaluation, money and debt management, and how to review a profit and loss and balance sheet. She wants everyone to elevate their situation and become free of dependence, so that when “life happens”, they will be ready, not broken. In order to do this Paige hosts Robert Kioski’s “Cashflow” game monthly for free. Paige says, “This is such a vital part of our “Life” education that is too often missed in formal education. I love to see the “light bulb come on” and the excitement of doing a creative deal, when one of my group members has that epiphany, or makes that great deal happen.” Several of her attendees have taken their education and actually applied it to their real life by investing in various different forms of real estate that provide passive income.

Paige feels very strongly that every aspect of Real Estate investing is a “Team Sport”, and she is always looking to establish lifelong relationships. She believes that everyone can, and should, invest in real estate: whether for your own portfolio, as a Private Money Lender, or as a Joint Venture Partner. She teaches her students, JV partners, and Private Money Lenders not to settle for 2%, 3% or 4% returns. She believes that people can do better, and should. She says, “You work hard for your money, and it should work hard for you!”
